Overview

Chris Tizzard Architecture was commissioned by The Poland Trust to design a new development of 17 almshouses in Brockham, Surrey, providing high-quality, affordable homes for local families and young people wishing to remain in the area. The project forms part of the Trust’s long-term vision to deliver modern, sustainable housing that supports community resilience.

Set within a sensitive village-edge location, the scheme required a thoughtful architectural response—balancing local character, flood resilience and contemporary living standards. Chris worked closely with trustees, landowners, and Mole Valley District Council throughout the design and delivery process.

The scheme was officially opened by HRH The Duke of Gloucester in September 2024.

Design Approach

The masterplan and dwellings were developed to sit comfortably within the surrounding landscape, informed by Brockham’s rural vernacular and the Trust’s objectives for a welcoming, community-focused environment.

Key design considerations included:

  • Responding to the site’s flood risk, integrating elevated thresholds and a concealed flood-deterrent infrastructure (demonstrated during the Royal visit).
  • Creating a cohesive architectural language using traditional forms with clean, modern detailing.
  • Designing practical and efficient homes that meet contemporary needs while remaining cost-effective to construct and maintain.
  • Prioritising quality of life, with communal green spaces, pedestrian-friendly layouts and careful orientation for daylight and privacy.
